The site is located roughly equidistant between Hounslow Central and Hounslow West centres, at the corner of Bath Road with Wellington Road North. There are several bus stops nearby, providing access both to Hounslow centres and further afield, and lies within a kilometre of local shops. The opposing corner of the crossroads which the site faces is the southeastern corner of a local conservation area, but the site itself does not stand within that zone, nor is it subject to existing sightline restrictions or listing status.


The site is highly accessible with a Public Transport Accessibility Level (PTAL) index of 5. Hounslow West Underground Station which is located some 200 metres to the north west is on the Piccadilly Line and provides a regular fast direct service to Heathrow and London. Stops for bus routes 81, 203, 222, 482, H28, H23, H91 and H98 as well as night service N9 use Bath Road and provide easy access to Heathrow, Uxbridge, Southall, Hammersmith, Hounslow and Staines as well as places in-between.


The application site is occupied by a two-storey detached building, the Windsor Castle Public House and associated car park. In total, the site has an area of some 1,237 sqm. The site is on the south eastern corner of a busy intersection where Bath Road meets Wellington Road South. The area around the public house is mainly residential in character with blocks of flats up to four storeys in height, to the west, south and east and twostorey houses of a more suburban character to the north. The existing building is extremely tired and dated and provides a very poor quality public house offer.


The adjacent property along Bath Road is a four storey gable-ended housing block with a yellow brick cladding at lower level and a darkcoloured shingle from the second floor upwards in an enlarged mansard. On the other elevation, the adjacent property on Wellington Road North is a modern four storey housing block in red brick, rendered at third floor, with a shallow hipped roof in grey tile.

Opposite the site along Bath Road the housing stock are primarily detached and semi-detached family houses of two storeys in a mixture of styles. Along Wellington Road North, two and 3 storey terraces are more prevalent, in a similar yellow brick.
